OPEN HOUSE Action Plan Strategies

          An Open House is the quickest way to a commission check. You have qualified active buyers coming right through the front door.

Agents have been taught to put out some signs, set out some snacks, greet their visitors and ask them to sign in with their name, email and telephone number. The intention is to gain new clients by following up with everyone the next day and pitch their services. The problem is that it has been done for too many years, and their potential clients will provide false names, email addresses and bad telephone numbers to avoid being contacted by that agent at all.

This Open House strategy teaches you to bring so much value to each of those potential clients that you will be converting them at the Open House. How? Excellent Question.

Let's back up, what do you all ready know about each of those potential clients coming through the door? Think. You know the type of home they are looking for, you know the location they are looking in, and you know their price range.

With that information, you have an enormous opportunity, and this is how you are going to take advantage of it. Go to your MLS and run a search for similar homes, within a ten or fifteen mile radius of your Open House location and put together basic information on each of them. Create a driving tour that starts at the Open House location. Put those driving directions into a QR Code so that all they have to do is scan the code and they are on their way.

You also have an extraordinary opportunity with neighboring homeowners. When you take them their Open House Invitation, also hand them the current market analysis on their home. You will be the talk of the neighborhood! Even if they are not interested in selling, you will be recommended to family and friends.

This strategy teaches creating a listing for Residential, Small Farms & Vacant Land

Mediocre agents will put their listing on the MLS, with only the required information and call it done. You can go to any listing on the MLS and going through the pictures be bounced from inside to outside and back, with the description being the number the camera assigned to that picture.

This strategy will teach you how to gather and create everything you will need to make your listing stand out and get potential buyers to stop scrolling. Lighting, staging, pictures, 360 pictures, walk through video. How to use RPR to create Seller's Report and Neighborhood Report. Where to go to get all the property information, a copy of the deed, a copy of the property taxes, and on and on.

You have to have a great first position picture to get anyone to stop scrolling. Then their eyes will fall to the description, giving you another couple of seconds to get them to click and open your listing for additional information. This strategy will teach you to sell the property telling a story. The space that the MLS provides to give the property description is your best chance ti get that potential buyer vested in the property.
